Rental Qualifications & Application Process
Required Information
- Government-issued ID
- 2 most recent pay stubs (or 2 years tax returns if self-employed)
- Current and past 3 Landlord contact information
- All adults 18 must apply & pay $85 non-refundable application fee
- All applicants must also apply to PinkDoor.PetScreening.com
Security Deposits
- Deposit amount based on credit, verification, and references (minimum 1 month’s rent)
- Conditional approval may require up to double deposit
- Deposit must be paid within 24 hours of offer letter (before lease signing)
- Property remains available until deposit is received
Lease Administration Fee
- $250 leasing fee per household/property
- Includes move-in review, attorney-drafted lease, closing, and key transfer
- Fee due at lease signing
Common Reasons to be Declined
- Incomplete applications
- Evictions (within 7 years)
- Outstanding landlord balances
- Excessive credit delinquencies or insufficient income
- Unsatisfactory references
- Felonies (see Resident Selection Criteria for details)
- Unqualified occupants, pets, or vehicles

Behavior Qualifications
- Applicants may be declined for evasive, abusive, harassing, or combative behavior toward staff
- Applicants must be able to comply with rental agreement and residency rules
Scates Realty & Pink Door Management has a zero-tolerance policy for vulgar or abusive communications. Any prospect tenant who communicates in this manner with any of our employees, staff, agents, or contractors will not be permitted to renew their lease. Calls may be disconnected and files noted for such behavior.
