Q: Can you hold a place before I apply?

A: Unfortunately, properties can only be held with a non-refundable holding deposit. It is best for the tenant or a trusted family member or friend to walk and view the property for interest. We try to have photos and walk-thru videos since we know most are out of state or country when relocating to the area.

Q: Do I pay the first month's rent and last month's rent with my security deposit? What if my move in date is not on the 1st?

A: First Months Rent is due with the security deposit including any move-in costs involved depending on which property has been chosen. (gate amenities, pets, etc.) The amount of deposit and/or last month's rent is decided by the review of the application process and history. There is a $250.00 administrative processing fee at the time of the new lease.
Regardless of the move-in date, the full month's rent is paid with move-in costs, the 2nd month will be the pro-rated amount, back to normal payments on the 3rd of the month.

Q: How old do you have to be to apply?

A: Applicants are required to be a minimum of 18 years old to apply.

Q: What is a Security Deposit?

A: Security deposits are funds for the faithful performance by tenants of all terms, covenants, and conditions of the lease agreement. The deposit amount is usually the minimum amount equal to the first month's rent; However, tenants MAY NOT dictate that the security deposit be used for any rent due including last month's rents. Any exceptions to the criteria of deposit amount will need to be submitted in writing to Pink Door Management for consideration. If approval is then given for such exceptions, additional security deposit, co-signers, and/or additional "higher" rent may be required, including last month's.

Q: Is the deposit refundable?

A: In general, a security deposit is refundable unless claimed due to a breach of lease and/or damages, the security deposit is refundable when the tenants move out of the property at the expiration of the lease term and exit inspection is completed.  Funds are mailed back within the allotted time frame, so it's important you fill out your exit move-out package and complete your inspection reports timely.

Q: Who needs a cosigner? 

A: We generally do not accept a co-signer and would be reviewed on a case-by-case basis.

Q: Am I required to have renters insurance? 

A: Yes, currently $100k general liability and $10k in personal content are included in your Residents Benefits and Amenities Package. See what is included under Residents Resources.

Q: You have a property I want to rent. How do I apply?

Q: How often are inspections conducted? 

A: Depending on weather and pets, we conduct quarterly safety reviews, and notifications are usually sent out 1-2 weeks prior for your convenience.  Mobile App inspections are also required in-between processed by residents and field techs. Property Inspections How-To

Q: How do I pay rent?

A: Rent, deposits, and any fees can be paid online through your specific tenant portal access which you receive once approved and prior to moving in. Paying thru your portal is free and included thru your RBP. Other forms of payment carry convenience fees of varying amounts between $3.75 - $31. These fees are to reimburse for costs that payment processors charge.

Q: I want to get a pet. What do I do? 

A: The owner and the HOA must approve the ability to have a pet prior to obtaining a pet. Pet Sitting or Guests with Pets is a violation of your lease, so best to reach out to the office. An insurance rider may be required. ANY and ALL types of pet OR animal regardless of need, that will reside on the property must apply on PinkDoor Petscreening

Q: I want to move out, but my roommate wants to stay. What do I do?

A: Contact the office so we can discuss your options. It’s more than just letting a roommate move in/ out. The handbook also goes over the simple process and instructions for handling the security deposit and qualifications.

Q: My lease expiration is coming and I want to move out. What do I do? 

A: Tenants receive a notice 30 days prior to their required 60-day notice. At that time you sign and acknowledge your move-out day and receive a reminder of your departing procedures. You are able to notify us through your portal access. You will receive your departing procedures and link for your move-out inspection.

Q: Who is responsible for paying for repairs & maintenance requests?

A: Maintenance requests utilize our Maintenance company and help troubleshoot first as a quick response, then if needed, a work order is created. Repairs are reviewed by tenant/landlord responsibility, wear, and tear, or neglect.  Residents may be responsible for some repairs.  Please review the handbook or reach out to the maintenance department.  Not calling in a repair however can cause damage so don't wait, send the info and photos through your portal.
