Summary of Rental Qualifications & Application Process
Required Information: Government-issued ID, 2 most recent pay stubs (or 2 years tax returns if self-employed), Current and past 3 Landlord contact information. All adults aged 18 must apply & each pay a $75 non-refundable application fee. All Applicants are to also apply to PinkDoor.PetScreening.com
Security Deposits: Generally speaking, acceptable credit, verification reports, and references will be deciding factor for deposit amount after a completed application with a minimum of 1 month's rent. Applicants with credit delinquencies, lack of history, or verifications may still be conditionally approved at up to a double or more deposit. Security Deposit must be paid within 24 hours of receiving an offer letter prior to signing the lease. Properties will continue to be marketed and shown until the deposit is received.
Lease Administration Fee: $250 leasing fee per household/property. This fee includes move-in review, lease drafting by an attorney, closing, and transfer of keys. This fee shall be paid at the time of lease signing together with the lease.
Common Reasons to be Declined: Incomplete applications, evictions (within 7 years), outstanding balances owed to current and/or previous landlords, excessive credit delinquencies, insufficient income, and unsatisfactory references. Within the last 7 years, any felonies of illegal manufacture or distribution of a controlled substance, felonies resulting in bodily harm or intentional damage or destruction of property for example, “arson” and any sexual offenses for any time period. Behavior Qualifications: Property Manager will/can decline an applicant who, in the course of the process, exhibits behavior that is evasive, abusive, harassing, or combative toward PM and Staff or whose behavior gives PM cause to believe that Applicant cannot or will not comply with the proffered rental agreement or follow the expected rules of residency.
Scates Realty & Pink Door Management has a zero-tolerance policy for vulgar or abusive communications. Any prospect tenant who communicates in this manner with any of our employees & staff, agents, or contractors will not be permitted to renew their lease. If a tenant engages in this behavior over the phone, then our staff has been instructed to disconnect the call and note the file.
