These services are included with our Full Property Management Agreement. If you are utilizing our HOUSE WATCH or TENANT PLACEMENT/LEASING ONLY services these are available to you on a per need basis.
3-day notices are served to those tenants who have not paid their rent by the deadline outlined in the lease agreement
A 7-day notice is served to tenants who are in violation of their lease agreement (Failure by the tenant to keep the care of the lawn, getting an unauthorized pet, HOA Violations, or any Violation of the lease.)
The 8-day notice is served to tenants who have not paid their rent by the deadline outlined in the lease agreement.
A non-renewal notice is used when you the owner do not want to renew the lease agreement of your current tenants. It must be “delivered” in accordance with the lease agreement.
Keeping your property in good condition is critical to continually receive top dollar for your rental. We will perform a Mid-Lease Walkthrough of your property and provide Reports, Photos, and Feedback on the current condition.
If the tenant wants to go month-to-month, we will prepare the appropriate addendum to your lease.
An attorney-prepared lease is provided for the protection of your asset. A lease up to date with all current tenant and landlord laws and statutes is critical.
An Initial (Move-In) walk-through is performed. Photos, reports, and Recommendations provided to the owner.
A final (Move-Out) walk-through is performed. Photos, reports, and Recommendations provided to the owner.
